In the property information pages, as well as during the booking process and in the confirmation email, you will find the conditions of each property. Please review this information prior to making a booking. Each property owner sets specific conditions which you must settle with the contact person once you receive their details in the confirmation email. By accepting these conditions, you agree to the particular conditions of the apartment being reserved.
Barcelona Home reserves the right to correct mistakes in calculation or orthography. The client agrees to all of the obligations set forth in the contract and moreover will be responsible for any damage and harm that could befall those occupying the accommodation.
HOW TO USE THIS WEBSITE
This website is for personal and private use only. Any distribution, modification, transformation, removal, public display, and/or other activity is strictly prohibited, if not expressly authorized by Barcelona Home. The Barcelona Guide can be shared and copied always with the due mention.
The right to use this website, either for searching for information or for making a booking, is reserved for people over the age of 18, to individuals and representatives from companies and/or institutions. Barcelona Home reserves the right to modify the website or parts thereof, as well as its content where deemed necessary.
We always endeavor to check the veracity of the information displayed on our website. Nevertheless, the website contains information that depends on third parties and/or institutions other than Barcelona Home and therefore we cannot be held responsible for the veracity and accuracy of said information.
- Once the reservation payment has been made, you will receive a confirmation email containing all the details of your reservation (fees, address, check-in details, etc.) It is very important that you read this email carefully.
- You must communicate your approximate arrival time to the contact person at least 2 days prior to your check-in.
- You must respect the property, its furnishings and its equipment.
- The housing of additional persons from the total number stipulated in the reservation contract is not allowed.
- Reservations will be automatically canceled when a proof exists that illicit and/or illegal activities are carried out at the property.
- It is expressly prohibited to the total or partial subletting of properties that are booked through this website.
- It is the client’s responsibility to ensure that the area in which the property is located is to their liking.
- The property owner or the contact person reserves the right to request the signing of a contract upon arrival to the apartment or upon payment of the rent amount.
To be able to respond to any claims made, the customer or user is warned of the need to report any breach of the contract’s execution that was agreed on in situ as soon as possible and in all cases no later than 24 hours from the time of its appearance, written and documented, to both the property owner as Barcelona Home. If the customer does not realize the mentioned communication within the indicated time gap and in the given form, the claim cannot be processed and all damages caused or aggravated will be charged to the user for their lack of communication.
TARIFFS AND PRICES
You can choose to view prices across the website in euros, sterling or US dollars, however, when you come to book, please note that all prices are quoted according to the country currency and by your account configuration in PAYPAL. You can see the equivalent in another currency on the booking page by choosing the currency from the drop-down menu.
Barcelona Home reserves the right to modify the prices displayed on the website at any time. These modifications will not under any circumstances affect bookings that have already been contracted. Nevertheless, these changes will be applicable in the case of modifications to bookings that have been requested by clients.
The total cost does not include the current tourist tax per person per night. The price will differ depending on the accommodation and the place of your stay, fluctuating between 2,25 € +10% VAT in Barcelona city and 0,90 € +10% VAT in rest Catalonia. This only applies to daily rentals and for the first seven days.
EXTENT OF RESPONSIBILITY:
Barcelona Home acts in good faith and the capacity of intermediary in the contracting of the services offered on the www.barcelona-home.com websites. Both companies cannot change the contractual conditions that are individually established by each owner. The pictures and the information appearing on our webpage are provided directly by the property owners, who can modify these details periodically and at any time. We only take responsibility for direct damages caused by defects attributable to our obligations in reference to our services. This includes the case of any reservation that is canceled from our side as a result of strikes or other circumstances beyond our control. In the case that the property reserved is not available, we will offer you an alternative accommodation with identical characteristics. In the case that an alternative cannot be found, the reservation will be canceled, and the amount paid for the reservation fee will be entirely returned.
CANCELLATIONS AND NO-SHOW POLICY:
Cancellation of a reservation from a client always entails a penalization equivalent to the quantity originally paid online in order to make the mentioned reservation. In regards to the rent amount, this will vary according to the cancellation policy established by the owner of each apartment.
Cancellations must always be communicated in writing, by email, fax, or web. Any cancellation made by the client, including those made for as a result of a no-show, will be subject to the aforementioned cancellation policy.
In that situation, we can offer you a cancellation insurance, which allows you to receive a part of the amount paid for the reservation, in case your trip is canceled.
Accepting the conditions of our service, you will agree to pay the Total Fees for any booking requested. In the case that you do not show up and have not canceled the booking, or cancel within a week of your arrival (cancellations are only authorized when you send a formal email to reservations@barcelona-home.
The modification of dates is possible by phone or email. You will be able to check availability and changes in price incurred by the proposed change, and if you wish so, you will be able to modify the reservation.
Changes of reservations are always subject to availability, to the maximum capacity of the given apartment, to current prices, and to the following change conditions:
Modification of dates:
Increase dates: possible when the same apartment is available for the desired dates and following the payment of the difference between the original amount paid online and the new amount to be paid online.
Reduction of dates: only if it’s done a month in advance and no refund of the amount originally paid online will be made.
Change in the number of persons:
Increase the number of persons: only when the same apartment has enough capacity and the change will only be made upon payment of the difference between the amount originally paid online and the new amount to be paid online.
Reduction in the number of persons: only if done a month in advance, and without refund of the amount originally paid online.
Your security is of the utmost importance to us. All the services provided have been established with particular regard to your privacy and safety. You can easily look through our offers without revealing your identity. However, if you’d like to make a booking, it is necessary for your personal data to be transmitted to our server.
SSL (Secure Sockets Layer)
Due to the SSL (Secure Sockets Layer) system installed on our site, your credit card information (if you choose to pay by credit card) can be transferred to us online without being viewed by any outside sources. If you choose to pay by credit card but still have some doubts about sending the data over the internet – despite the SSL system – you can also send it via fax or call one of our customer care team, who will be happy to process the payment for you over the phone.
- Credit Card or Bank Transfer
Barcelona Home allows you to pay for the booking through a secure online payment system (provided that your bank offers it and supports it). For some products and services, Barcelona Home accepts (through external payment processors) the payment of the corresponding products and services, for and on behalf of the supplier/owner (Barcelona Home never acts or functions as an official seller).
The payment is processed securely and directly from your credit/debit card or from your account to the account of the establishment through an external payment processor. All payments made by us on behalf of and transferred to the owner will in each case constitute a payment made from the price of the reservation of the corresponding product or service for the final settlement of each price due and payable such amounts may be claimed.
In the case of some tariffs or special offers, the provider/owner can request that the payment is made in advance by bank transfer or by credit card. In this case, your credit card can be pre-authorized or can be charged (sometimes without the option to refund) once the reservation is made. Please check the details of the reservation of the product or service to make sure you are aware of any special conditions before making the booking. You will not hold Barcelona Home responsible for any authorized, (supposedly) unauthorized or erroneous charge by the provider/owner to your card, nor will you (re) claim any amount of any valid or authorized charge made by the provider/owner (including prepayment charge, no show and cancellation charges).
In the event of fraud or unauthorized use of the credit card by a third party, the majority of banks and credit card companies cover all expenses resulting from said fraud or misuse, which can sometimes be subject to a deductible amount (usually between 10 euros and 15 euros) or the equivalent in the local currency. In the case that the company issuing the credit card or the bank charges you with this deductible amount due to unauthorized transactions resulting from a reservation made on our platform, we will pay you that amount (up to a maximum of 15 euros or the equivalent in the local currency). In order to compensate you, inform the issuer of your credit card (according to your rules and information procedures) and contact us immediately by email (firstname.lastname@example.org). Please subject the email ‘credit card fraud’ and provide proof of the charge of the deductible amount (eg. policy of the company issuing the card).
This indemnity applies to reservations made by credit card using the secure server of Barcelona Home and to the unauthorized use of your credit card on the secure server, for our fault or negligence, for which you are not responsible.
- Payment in advance, cancellation, ‘no-show’ and important information
Making a booking with Barcelona Home, and respectively, the owner, you accept the cancellation and ‘no-show’ (if you fail to turn up) conditions, as well as any additional terms and conditions the provider/owner has made that may affect your reservation or your stay. This includes the services and/or products offered by the establishment provider (check the terms and conditions specific to each apartment). The general cancellation and no show conditions can be easily found on our platform, on the information pages of each apartment, during the booking process, in the FAQs and in the confirmation email. Take into account that some rates or special offers do not permit changes or cancellations. In the case of a ‘no-show’ or cancellations with charges, the provider can apply the tourist/city tax. Check the information of each apartment to see the conditions before making a booking. Please note that a booking which requires the payment of a deposit or a (partial or total) prepayment can be cancelled (without prior notice) and therefore the outstanding payments will not be charged on the relevant date, in accordance with the terms of payment of the provider/owner and the conditions of the reservation. The cancellation and pre-payment conditions can vary depending on the type of room/apartment and landlord. Please carefully read the expenses and what I should know sections as well as the additional information in your booking confirmation to check the additional conditions that can be applied by the provider/owner (for example, regarding age requirements/ deposit/ additional supplements/ no cancellation for group bookings/ extra beds/ breakfast not included/pets/ credit card not accepted). Delays in payment, wrong bank details, credit or debit card data, invalid credit or debit cards or debit or credit cards with insufficient balance are your own responsibility and you will not benefit in terms of repayment or refund of payment if any of these cases occur, unless the provider/owner accepts so or specifies they permit this in their cancellation and payment conditions (in advance).
If you wish to review, modify or cancel your reservation, consult the confirmation email and follow the instructions given. Please note that cancellation charges may apply according to the cancellation, prepayment and ‘no-show’ conditions of the establishment or that you could not benefit from the refund of the amount paid (in advance). We recommend that you read these conditions carefully before booking and that you remember to make later payments which may be necessary for the reservation.
If there is a delay on the day of the check-in or check-out, or if you arrive the next day, be sure to let the owner/provider know as soon as possible so they know when you arriving to avoid your booking being cancelled or you being charged the ‘no show’ fee. If you need it, our customer service department can help you inform the owner. However, Barcelona Home is not responsible for the consequences that the provider/owner may impose as a result of your delay, cancellation or ‘no-show’.

The information we collect is used only for booking purposes, to notify you of your reservation status and to ask for feedback about your stay and is not shared with any third party which is not directly involved in the booking process. All credit card processing is done by Barcelona Home.
USE OF INFORMATION
Users’ personal information is used only to carry out the services offered on our website.
We store information that we collect through log files to create a profile of our users. A profile is stored information that we obtain through the preferences selected by site users. Consequently, collected information is not tied to the users’ personally identifiable information. We do not share our customer profile with other third parties.
Like most standard web site servers, we use log files. By doing so, Barcelona Home will have access to all personal data a Facebook user publishes on their profile. APARTMENT RESERVATION AND AVAILABILITY
Barcelona-home is an intermediate platform that provides online booking services connecting owners and potential clients. Barcelona-home is not the owner of the properties published on the website and is not responsible for the prices and the availability of the apartment list which are determined by the different owners. Every owner has up to 48 hours to respond to a booking request.
In case of booking cancelation by the owner:
1. Barcelona-Home will send to the customer other options available to those dates, if the client is not interested in any of the proposals submitted, Barcelona-home will proceed to refund the money paid for the booking request.
2. The owner is responsible for updating the calendars as well as the prices or any other data related to the publication of the offer. So, Barcelona-home is not responsible for any reason of booking cancelation.

Barcelona-home act as an intermediary between the client and the landlords who own the flats we are renting out to you. We are responsible for the reservation process. However, we are not responsible for any problems that may occur in the apartment. We can therefore not be responsible for delays, accidents, losses, changes of prices, damages or breakdowns, etc. (neither for persons nor objects) that might occur during your stay in any one of the flats.
The descriptions of the flats that appear on our website are supplied to us by the landlords so we cannot take any responsibility if they contain errors or misleading information. If, for some reason, it is not possible to move into the flat or if you have to move out for reasons out of our control, we reserve the right to offer an alternative flat to the client which we will not be responsible to pay for. If by midnight we still have not managed to find suitable accommodation, you will receive a full refund. We will only do this if the client and the landlord are both happy with the decision.
Barcelona-Home does not take responsibility for:
– Errors, omissions or incorrect information regarding apartments.
– Damages and personal breakages or injuries occurred in one of the accommodations or language schools presented in our web-page during the stay contracted by Barcelona-home.
– Discussions between a client and a third party.
– The content of the links to other websites located on our website.
– Our company reserves the right to carry out changes in prices and public information on these website without prior notice.
– If you choose to send us your reservation fee by bank transfer, Barcelona-home will not be responsible for any bank charges and the same rule applies if we are transferring back to you.
Barcelona-home states that all the properties advertised on the web page are administered by the landlord. Consequently, Barcelona-home is only in charge of the publicity of each of the properties advertised and the booking. Therefore, any kind of incident, request and/or complaint regarding the property itself must be dealt with by the landlord.
